Will registration in Hyderabad is optional under Section 18 of the Registration Act 1908, but it is the step that protects your Will for the long run. Filing it with the Telangana government gives it a presumption of authenticity if it is ever challenged, and places a permanent copy on record that cannot simply go missing. Here is the process, the fee, and the office you will need.

Under Section 2(h) of the Indian Succession Act 1925, a Will is simply the testator's written declaration of intent for their property, taking effect only after death. There is nothing region-specific about that definition, but the way it plays out in Hyderabad has its own local shape, from which Sub-Registrar Office has jurisdiction to how the twin cities and Ranga Reddy district are split administratively.
Skip the Will and your Hyderabad assets fall under whichever succession law applies to your religion, not your own wishes. A valid Will only needs two things: you must be of sound mind and signing voluntarily (Section 59), and two independent witnesses must watch you sign (Section 63). Registration goes a step further and is widely recommended as best practice, since it files a permanent copy with the Sub-Registrar instead of leaving the only copy at home.
Each of the six Will structures below can be executed in Hyderabad, whichever fits your family and estate.
A Notarised Will is a Will that a Notary Public has formally witnessed and stamped, confirming your identity and signature without filing the document with the government. In Hyderabad this is a fast, low-cost way to add a layer of legal authenticity without an SRO appointment at all.
Notaries practising across Hyderabad and Secunderabad can usually attest close to your home or office.
A Registered Will is a Will formally filed with the Sub-Registrar under Section 18 of the Registration Act 1908, so the government itself holds a permanent copy. In Hyderabad this is widely recommended as best practice, since it gives your Will a presumption of authenticity that is difficult for a relative to challenge later.
In Hyderabad this happens at the Sub-Registrar Office for your zone, following Telangana Registration Rules and IGRS Telangana appointment booking.
Courts recognise this as an Advance Medical Directive under Common Cause vs Union of India (2018, procedure simplified in 2023). It has nothing to do with property, it records the medical treatment you do or do not want if you are ever unable to speak for yourself, grounded in the Article 21 right to a dignified death.
Many Hyderabad families execute this alongside a Registered Will so both medical and property wishes sit on record together.
Built specifically around your Hyderabad-based assets, following a Primary Will (India) and Ancillary Will (foreign country) approach, with each document worded to reference the other so neither accidentally revokes the one made elsewhere.
A significant share of our Hyderabad NRI enquiries involve inherited family property in the twin cities, still standing in a parent's name.
Built for anyone with multiple properties, business interests, trusts, foreign assets, or a blended family situation. A doorstep consultation and priority support sit on top of whichever structure above matches your estate.
Covers Hyderabad, Secunderabad, and the wider HMDA limits on the same visit terms.
A single document that both spouses sign, addressing property you hold together as well as whatever each of you owns individually. It goes through registration at the same cost as a single person's Registered Will, with both of you and two witnesses present at the SRO.
Jointly held Hyderabad flats and gated-community properties are the most common situation this comes up in.

Registering a Will in Hyderabad has nothing to do with property registration, and the two should not be confused. A Will attracts no stamp duty at all, because it transfers nothing at the point of registration, it only takes legal effect once you pass away.
The registration fee for a Will in Telangana is a small flat amount, along with a nominal scanning and administrative charge. This is not a percentage of your estate, and it varies as per the latest state rules in force, so we confirm the exact figure applicable to your case during your consultation, and either an online e-Challan or a manual counter payment covers it.
Hyderabad district alone has 11 Sub-Registrar Offices, with dozens more across the adjoining Ranga Reddy district that covers much of the wider metro. The office you attend is decided by where you live, not by where your property sits. Appointments are booked through the Telangana Registration and Stamps Department portal before you go.
Your Will is drafted to the Indian Succession Act 1925, with a clear executor and asset schedule.
We book your token or appointment at the Sub-Registrar Office for your area of residence, through the Telangana Registration and Stamps Department.
You and two witnesses, none of whom benefit under the Will, attend in person for document verification and biometrics.
The Sub-Registrar verifies your identity, asks you to confirm the Will is yours and made voluntarily, then records it in the official register.
You keep the original. A copy stays on permanent record with the Sub-Registrar.
We draft the Will, book the appointment, and guide you through signing.

No. Section 18 of the Registration Act 1908 makes Will registration voluntary across India, and Telangana is no exception. A Will is legally valid once the testator signs it and two independent witnesses attest it under Section 63 of the Indian Succession Act 1925, whether or not it is later registered.
We draft it, book your Sub-Registrar appointment, and guide you through signing. One team, start to finish.
