A Power of Attorney does not transfer ownership

The Supreme Court ruled in 2011 that property ownership cannot pass through a PoA "sale". What it does is authorise the agent to sign the documents that carry the transfer. Title to a Mumbai property moves only through a registered Sale Deed or Gift Deed, never through the PoA itself.

Stamping & Registration

Unlike a Will, a Power of Attorney in Mumbai attracts stamp duty under the Maharashtra Stamp Act. The amount depends on two things: the powers granted, and the relationship between Principal and Agent. A narrow SPA sits at the modest end; a property PoA to a non-relative is assessed differently.
